Terms & Conditions
Last updated: October 2026 (draft)
These terms cover residential bin cleaning provided by Bin Bros KC Inc. ("Bin Bros KC," "we," "us") in the Kansas City Northland. By purchasing a plan or a one-time clean at app.binbroskc.com, you agree to them.
1. Service area and scheduling
- We serve select Kansas City Northland neighborhoods. Your address is checked at sign-up; if we don't serve it yet, you can join the waitlist instead of purchasing.
- We clean the day after your regular trash pickup — your bins are already at the curb and empty, so there's nothing you need to do besides leave them out.
- We'll text you the day before each visit (if you've opted in to texts — see Section 9) so you know to leave the bins accessible.
2. Billing: how your plan works
- Plan prices are per clean. Quarterly: $45 per clean (4 cleans/year). Bi-Monthly: $35 per clean (6 cleans/year). Monthly: $25 per clean (12 cleans/year). Every plan includes 1 bin; each additional bin is $5 per bin, per clean.
- Your first clean is charged in full when you sign up — $45 on Quarterly, $35 on Bi-Monthly, $25 on Monthly, plus $5 per extra bin. That payment covers your first visit completely.
- Then you pay monthly, saving toward your next clean. Starting the 1st of the following month, your card is charged the plan's monthly rate — Quarterly $15/mo, Bi-Monthly $17.50/mo, Monthly $25/mo (plus the monthly share of any extra bins). Those payments build cleaning credit, and by the time each clean comes around it's already paid for. You're always paid ahead — every visit is covered by credit you've already saved before the truck arrives.
- Each completed clean uses credit equal to its per-clean price (including any extra-bin add-on).
- Prepay a year and save 10%. Instead of paying monthly you can pay for twelve months up front at a 10% discount, charged once at signup. The full amount becomes cleaning credit immediately. Your plan does not end when the prepaid year does — monthly billing at the standard rate resumes automatically on the 1st of the month after your prepaid year runs out, unless you cancel first. We'll email you before that happens.
- One-time cleans are $75 (plus $15 per extra bin), charged in full at booking. No subscription, no recurring charges.
- Receipts are emailed to the address you provide — your welcome email doubles as the receipt for your first payment.
- Failed payments: if a charge fails we retry automatically over the following days and email you a secure link to update your card. Service pauses if payment can't be collected, and resumes when it goes through.
- Longtime customers keep their original billing. If you signed up with us before our new system, nothing about your billing changed: you pay the full price of each cleaning in the month we clean — four times a year on Quarterly, six on Bi-Monthly, every month on Monthly — with no monthly payments in between. Your account page shows exactly what you'll be charged and when. Everything else in these terms applies to you the same way, and we'll always tell you well in advance before that ever changes.
3. Promotional codes and discounts
We'd rather over-explain a discount than have you find out at the second charge. Whatever a code does, the checkout page states the exact dollar amount you pay today and what you pay monthly afterward, before you confirm.
- A code only works on the service it was created for. Codes are tied to specific plans — a code made for one-time cleans won't apply to a subscription, and a subscription code won't apply to a one-time clean. If a code doesn't apply to what you picked, checkout tells you rather than quietly charging full price.
- Every code applies to your signup charge — the first clean. A percentage code discounts that one payment (example: 50% off Quarterly means your first clean is $22.50 instead of $45); a dollar-amount code comes off the same payment.
- Your monthly payments are always the normal rate shown at checkout — Quarterly $15/mo, Bi-Monthly $17.50/mo, Monthly $25/mo, plus any extra-bin amount — so the savings toward your next clean are never shorted. A promo code discounts your price; it does not shorten or change the minimum in Section 4.
- One discount at a time. Codes don't stack with each other, and they don't stack with the prepay-a-year discount — if you prepay the year, the 10% applies and the code does not.
- Codes may expire or be withdrawn, but a code that was accepted at checkout is honored for the charges described above.
4. Minimum commitment and cancellation
- All subscription plans carry a 3-cleaning minimum. Cancellation is available after your third paid clean. A first clean given free with a promo code doesn't count toward the minimum.
- A plan you received as a gift has no minimum. You can cancel it anytime. If you do, the cleans booked before your gift year ends still happen, the plan ends when the gift year does, and nothing is charged after that. If you don't, the plan keeps going after the gift year at the regular monthly rate on your card, like any plan.
- Because you're always paid ahead, canceling is simple: billing stops before your next monthly payment, and no further charges run. If your saved credit already covers a clean that's on the schedule, we still come do that clean first — you get what you've paid ahead for.
- You can cancel right from your account page, or by text, email, or phone — no forms, no runaround.
- Unused cleaning credit at cancellation carries forward. Any credit your payments built that hasn't been used by a completed clean stays on your account and can be applied to future service — a one-time clean, a restarted plan, or a plan at a new address in our service area. Credit doesn't expire and has no cash value; refunds aren't automatic, though we may issue one at our discretion if something on our end went wrong.
5. Bin requirements
To keep our crew safe and the equipment working, bins must meet these conditions. Bins that don't meet them may be skipped for that visit (see Section 6 for how a fully missed visit works). If we can clean some of your bins but have to skip one — say a bin that still has trash in it — the visit still uses its regular per-clean credit: the truck and crew made the full trip, and we'll note which bin we couldn't get and catch it next time.
- Empty bins. Bins must be empty of trash, recycling, and yard debris. Small stuck-on scraps at the bottom are fine; we can't clean bins containing significant refuse.
- Bagged waste only. Bins must be free of unbagged human or animal waste — all fecal matter must be securely bagged.
- No hazardous or construction materials. No plaster, stucco, concrete, hazardous waste, chemicals, fresh paint, glue, adhesives, cooking oils, or motor oils.
- Nothing added after pickup. Please don't put new trash in the bins between your hauler's pickup and our arrival.
- Accessible placement. Bins must be reachable without entering enclosed spaces — at the curb, or somewhere open we can get to (by the garage door works great). We don't enter garages, backyards, or gated areas.
6. Rescheduling and missed visits
- Our trucks run planned routes, so please give us at least 24 hours' notice to reschedule a visit — reply to any of our texts, or use your account page.
- If we arrive and your bins aren't out — or still have trash in them — we'll text you a link to pick a fix: reschedule for the next day, reschedule a week out, or skip.
- You can reschedule a clean yourself a limited number of times in each rolling 12 months, currently 2. Pushing a clean back a week from your account page and choosing a reschedule through that link both count toward the same number. Once you've used them, text us and a real person sorts it out. Skipping a clean never counts and is always free, no matter how many reschedules you've used.
- The link stays open for 24 hours. If we don't hear back within that window, the visit bills at its regular per-clean price from your credit and your schedule continues as normal. If that ever lands wrong, text us — a real person will make it right.
- Other Section 5 issues (hazardous materials, unbagged waste, and the like) don't bill — we'll reach out, and make the clean up on a future route day once the bins are ready.
7. Weather and seasonal adjustments
- If conditions make service unsafe, we'll reschedule your visit to the next available route day.
- Monthly plans: during January and February we don't operate below 40°F; your payment stays on your account as cleaning credit and applies to the next completed clean.
- Bi-Monthly and Quarterly plans: we don't run routes in January or February. We'll fit in a clean before the holidays and resume your normal schedule in March — your credit carries across the break.
8. Satisfaction guarantee
If you're not happy with a clean, tell us within 48 hours and we'll re-clean the bin free on our next route day.
9. Text messages (SMS)
- Texts are never a condition of purchase: you can buy a plan or a one-time clean without agreeing to any of them, and the texting box on our signup form is optional. If you opt in, we send recurring automated text messages about your service and account and about our offers, promotions and reminders — message frequency varies, and message & data rates may apply.
- Two of our forms ask twice, and the boxes are not the same. Our street-check form and our quote form take no email address, so they do need a mobile number and your permission to text you about that request — that box is required, and it covers texts about the request you just made and the service that follows it, nothing more. Beneath it is a second box, optional and never pre-ticked, and that one is the only place you agree to offers, promotions and reminders. If you leave it unticked you will get no marketing texts from us at all, including the offer texts that normally follow one of those forms, and the answer or quote you asked for is shown to you on the page instead.
- Reply STOP any time to opt out, or HELP for help. You can also text us at (816) 476-1671.
- Your SMS opt-in and phone number are never shared with third parties for their marketing.
- We keep a record of which box you ticked and which wording it carried. Offers and promotions go only to people who opted in under wording that asked about them: if you opted in on one of our own forms (binbroskc.com or app.binbroskc.com) before 20 September 2026, you keep getting service and account texts and nothing promotional until you opt in again under our current offers wording. Because those forms are open to anyone who knows a phone number, we record that later, broader opt-in only when we can tell the request is really yours — you are signed in to your account, or you reached the form from a link we texted or emailed you; otherwise we keep the wording already on file and note the attempt. If you opted in through a Facebook or Instagram lead form, or a Bin Bros KC signup form hosted elsewhere, that form's own wording still governs what we send you — reply STOP at any time.
- That rule follows you after you become a customer. Texts about your own service — appointment reminders, schedule changes, arrival windows, billing and account messages — are part of the service you bought and keep coming. Texts that offer you something (for example an invitation to book again after a break) go only where the consent wording on file asked about offers.
10. Liability and damage
Bin Bros KC is not responsible for damage to bins that are already in poor structural condition. In the rare event our equipment damages your property, contact us within 48 hours at (816) 476-1671 or harvey@binbroskc.com and we'll make it right.
11. Changes to these terms
We may update these terms from time to time. We'll email you at least 30 days before changes take effect; continuing service after that constitutes acceptance.
